Accessory Dwelling Units - Andover, MA (.gov)

The Los Angeles Municipal Code now recognizes three distinct types of accessory dwelling units following the adoption of Ordinance 186,481 in December 2019.

California property owners can now develop traditional Accessory Dwelling Units (ADUs), Junior Accessory Dwelling Units (JADUs), and Movable Tiny Houses (MTHs) on residential properties, providing new opportunities for housing expansion and income generation.

Standard ADUs represent small, independent living spaces that can be either attached to existing homes or constructed as separate structures such as converted garages or backyard cottages.

These units must include complete living facilities including sleeping areas, cooking facilities, and sanitation amenities.

JADUs offer a smaller-scale option within existing residential structures, while MTHs provide portable housing solutions that meet specific state requirements for mobility and construction standards.

The ordinance allows these housing types in any area zoned for residential use throughout Los Angeles, significantly expanding development opportunities for California homeowners and property developers.

This regulatory framework addresses the state's ongoing housing shortage by enabling property owners to maximize their land use while creating additional rental income streams.

The legislation reflects California's broader push to increase housing density and affordability through creative zoning solutions, potentially serving as a model for other municipalities seeking to address housing challenges through accessory dwelling unit development.
