Accessory dwelling units – Coming to a neighborhood near you?
California continues to expand its accessory dwelling unit program as state officials position ADUs and Junior Accessory Dwelling Units as a key solution to the state's ongoing housing shortage.
These secondary housing structures, commonly referred to as granny flats, in-law units, or backyard cottages, allow property owners to add rental units on their existing residential lots without requiring new land development.
The California Department of Housing and Community Development reports that local ADU ordinances have grown exponentially as cities, counties, and homeowners increasingly recognize these units as an effective tool for increasing affordable housing supply.
Recent legislative changes, including Senate Bill 477 which took effect in March 2024, have restructured portions of the state's ADU regulations within the Government Code.
The state agency has updated its ADU Handbook for January 2025 to reflect current regulations and funding opportunities available to property owners considering these projects.
For California homeowners and developers, ADUs represent an opportunity to generate rental income while contributing to local housing stock.
The state continues to offer various grants and financial incentives to encourage ADU construction, making these projects more accessible to property owners across different income levels.
The program's expansion reflects California's broader strategy to address housing affordability through infill development that maximizes existing residential infrastructure rather than requiring new subdivisions or major developments.
