Building permits have been filed for a new accessory dwelling unit at 160 Chilton Avenue in San Francisco's Glen Park neighborhood, marking another example of how California property owners are leveraging state ADU laws to increase housing density.

Rancho Cordova-based builder Nonna Homes submitted the application for the modular unit, which will be constructed in the backyard of an existing single-family home built in 1911.

The proposed two-story ADU, designed by Keystone Construction Group, will feature a shallow gabled roof and sit on a concrete slab with landscaping around the foundation.

California's ADU regulations, which have been significantly expanded in recent years, allow property owners to add secondary dwelling units to existing residential lots without requiring rezoning or conditional use permits.

This regulatory framework enables homeowners to create additional rental income while contributing to the state's housing supply without displacing current residents.

The Glen Park location offers strategic advantages for future tenants, positioned just blocks from the Glen Park BART station and Glen Canyon Park.

Public records indicate the original house last sold in 2011 for $315,000, though current property values in the area have increased substantially.

For California property developers and homeowners, projects like this demonstrate the practical implementation of ADU policies that aim to address housing shortages through infill development rather than sprawling construction.
