Pew: Austin added 120,000 homes in a decade—rezoning near jobs, cutting parking rules, and subsidizing affordable homes through bonds and bonuses. Rents fell 4% while US rents rose 10%. The biggest drops hit older, cheaper buildings where lower-income renters live.

You can't conflate the desire for space with the desire for suburbia, when the urban sky is so blocked from elegant layouts for generous apartments. Do zoning reform, building code reform, elevator standards reform, and electrical planning- then we can see what people "prefer".
